New septic recommendations for homebuyers and sellers

Check out new septic system inspection advice from the National Environmental Services Center

The newly released National Environmental Services Center Summer 2011 Pipeline newsletter recommends septic system inspections for all homebuyers and sellers. The issue – found at http://www.nesc.wvu.edu/pipeline.cfm – also aims to put homeowners at ease with the idea of living with a septic system if they’ve never had one before.

“The septic system, if properly designed and installed, and adequately maintained, can be extremely efficient and the presence of a septic system on the property should not dissuade you from purchasing the home,’’ the article states. “Conventional septic systems are a simple and effective way to treat household wastewater … A properly functioning septic system performs the important function of getting rid of waste while preserving your family’s health and safety.’’

An educated consumer is key to enjoying the benefits of an onsite system, according to the NESC. Zane Satterfield, an engineering scientist with the NESC, says prospective buyers should find out all they can about the maintenance history of a septic system before making an offer to purchase. And an inspection by a qualified professional makes sure there’s no surprises for either the buyer or seller.

“Most states focus their inspection efforts during the initial installation and do not require regular inspections for conventional systems. As a result, it is possible a system may not have been inspected since it was first installed,’’ the story explains. “Whether you are buying or selling, an inspection of the home’s septic system is highly recommended.’’
